Design Development
In this phase, Tom refines the design from the initial concept, further developing the details. There are typically a series of meetings and adjustments until both the client and Tom are confident in the direction. All drawings are created using AutoCAD software, providing a clear, accurate visual representation of the design.
Pricing Drawings — Once the client approves the final preliminary design, these drawings are transformed into pricing drawings. This includes adding dimensions, notes, and other details. While still considered preliminary, these drawings are detailed enough to provide contractors with an accurate estimate for the project. They help determine whether the next phase—construction drawings—can begin or if revisions are needed first.
Pricing — If the client has contractors they’ve worked with before, Tom is happy to facilitate the pricing process with them. Alternatively, he can recommend trusted contractors with whom he has worked in the past. Tom is available to answer any questions from contractors, lumber suppliers, or other vendors during the pricing process. Once the pricing estimates are received, he’ll help you evaluate them, keeping in mind that the best isn’t always the lowest. Tom’s goal is to ensure you choose a contractor who offers the best value for your project’s needs.
